Jarvie Street is an in-house design project currently in development at Y.Projects, shaped by a clear objective: transform a dark, inward-looking heritage home into a light-filled, inviting space while preserving its character.

Curated calm

The existing interiors feel enclosed and disconnected, prompting the introduction of an interior courtyard as a central design move. This courtyard is being used to draw natural light deep into the plan, improve cross-ventilation, and create a calm visual anchor between living spaces — redefining how the home is experienced from within.

The design reworks the ground floor to support open-plan living, with a more connected kitchen and dining area opening toward both the courtyard and garden. A compact but functional living space is being carefully proportioned to maximise light and outlook, while maintaining a comfortable, everyday feel. A ground-floor master bedroom is planned as a bright, flexible retreat, prioritising simplicity and adaptability over excess.

Upstairs, two additional bedrooms and a shared bathroom are being arranged with practicality and longevity in mind, allowing the home to function comfortably for families while remaining appealing to future buyers.

Heritage elements to the front façade are being respectfully restored — returning the refined window detailing, and maintaining the rhythm of the streetscape. Material choices throughout the home lean toward a lighter, restrained palette, with considered lighting and larger openings used to soften the architecture and enhance warmth.
